There are a lot of one-bedroom condos/townhouses for $170,000 or less that I imagine bring down the average home value. If you want a house like the ones in the picture, it will cost a lot more than that. (I'm just going by what I've seen with the houses advertised for sale on the island...they cost a lot more than the same house would in a different area). You've also got to be prepared to pay a lot in property taxes each year, and in upkeep of the yard.
The average income is also a lot lower, since the people with the money only stay there during the summer.
The Grand Hotel costs a few hundred/night, but instead you can stay in a hotel in Mackinac City (on the mainland) and then take a ferry to the island during the day. When I go there it's just a day trip, so I don't have to stay in a hotel. Once you're on the island, you can pretty much just walk to wherever you want to go. There are always a lot of tourists there.
